Property Condition Assessments
A CREtelligent PCA is an easy-to-interpret, detailed report that examines the physical condition of a property, including site components such as grading, paving, landscaping, and amenities, and built structures from foundations to framing, roofing, HVAC/plumbing/electrical systems, and interior and exterior finishes.
It also provides experienced opinions of remaining useful life for building systems and components, costs for any needed immediate repairs, and costs for capital replacements associated with maintaining the property over a specified term.
- Performed in accordance with current ASTM E2018 guidelines
- On-site assessment of the property
- Interviews with individuals knowledgeable about the property’s history and maintenance, local permitting authorities, etc.
- Review of available plans, drawings, receipts, warranties, proposals, etc. related to the property
- Recommendations for immediate and long-term improvements, repairs, and budgets for each
